Friday, July 10th Update:
Following property walkthroughs by the Board of Directors and valuable feedback from our homeowners, our asphalt contractor is returning to the property to complete a few selective repairs on Tuesday afternoon, July 14th.
Throughout this project, our contractor has been incredibly transparent, open to our feedback, and completely committed to delivering a high-quality finish. We deeply appreciate their willingness to return to ensure everything is done correctly.
These targeted repairs will take place over a few hours on Tuesday mid-afternoon, July 14th.
This communication is being distributed only to residents in specific East Side sections where touch-ups are required. The repairs are focused behind select units & buildings:
Building 1: Units 6435–6445
Building 3: Units 6453–6463
Building 11: Units 6543–6553
Building 12: Units 6548–6558
What is being fixed: Crews will be removing previous asphalt fill repairs that did not adequately bond with the sealcoat. They will also be reapplying an additional layer of sealcoat in a few spot areas where the original coat settled too thin.
Driveways Remain Open: The driveways will remain fully open. However, crews will use safety cones if needed to block off specific spot-repair zones which require time to cure. You will still be able to drive around these coned-off sections safely. If a repair area is not coned off, it is deemed safe to drive over.
Intermittent Garage Limitations: Only a handful of garages will experience short, intermittent disruptions between 1pm - 5pm on Tuesday. If crews are actively working directly in front of your garage door when you need to leave or arrive, you may park temporarily in any available open on-site parking lot stall for a few hours if the repair needs to cure.
Because this work will only take a few hours on Tuesday afternoon, normal access to all affected garage doors will be fully and permanently restored by Tuesday after 5pm.
NOTE: Unfortunately we had to have one vehicle towed Tuesday for remaining in the construction zone. If this was you or one of your neighbors, we've included the towing company's information within the website bulletin.
Some additional project information as we continue through July:
Completed Our painting vendor will be returning at a later date to paint curbs. This will not impact our resident's daily routine.
Southview Design, our lawn/snow/irrigation vendor will be repairing areas where new curb sections were added during the project. Their work will include adding additional soil, rock fill and seeding to those areas. They'll also be repositioning the irrigation system in these areas, along with repairs to sprinkler heads and several other areas on the property.
During the excavation of one of the curb sections outside building #10 by the pool area a common electrical wire, similar to the wiring used for everyday outlets or light switches in your home was discovered. It's not live. It's origin nor its overall length underground is known and likely left over from the property's original construction in 1996. We'll be taking action to have this removed.

After applying new plaster to the pool, they had to replace the fastening mechanism for the original pool drain cover/guard. The vendor is waiting for the parts to arrive so they can attach the cover.
Once that is complete, the vendor informs the county for the safety inspection and approval to open the pool.
July 10th Update:
Over the holiday weekend, the pool was filled. Per the "next steps" listed below, the vendor will use this week to test the new pool interior and overall systems, add chemicals and await the county's final inspection. Stay tuned for an opening date!
July 2nd Update: First off the good news!
Hennepin County is NOT requiring us to do additional work on a second drain or underground pipes.
The tile around the interior's top edge was installed & grouted earlier this week, including the addition of new depth marker tiles.
They power washed, cleaned and prepped the pool interior for plaster
Next Steps:
The plaster team will be onsite next week, weather permitting to finish plastering the interior
They've plastered and filled the pool with water and allow the plaster to continue curing while it is filled. They will conduct testing while this is going on.
They have added chemicals to the water and it may take a few days to run everything through the system to ensure it's in working order.
They have ordered parts to secure the original protective guard for the drain
Then the County inspection occurs

June 30th: Crews returned today to continue the process of applying grout to newly laid tiles and begin preparing the pool interior for plastering.
June 29th: Crews were on site and installed the new perimeter tiles.
Still waiting for the city/county to finish their evaluation/assessment regarding drainage concern.

We share in your frustration and disappointment regarding the delayed opening of our community pool. Like many of you, the Board members live in the community and look forward to using the pool with our families during these summer months. When we began our repair and maintenance project of the pool’s interior last month—including replacing the perimeter tile, patching floor cracks, and resurfacing the interior plaster—we fully expected to welcome you back to the water by mid-June. While our pool vendor, Frontier Pools, successfully completed the removal of the old plaster and tile, an unexpected regulatory hurdle has ground our progress to a halt.
Because our facility is a commercial pool, our ongoing repairs triggered a notification to Hennepin County. Due to the pool's 30-year age, county officials are currently evaluating whether to force our community to upgrade our existing, fully functional single-drain system and underground pipes to modern dual-drain and larger pipe standards. While these modern standards are designed to reduce drain suction safety risks, implementing them would require ripping up a portion of the pool floor. Our single-drain system maintains a heavy duty, protective cover for safety over the drain itself, which was the standard for commercial pools when our pool was built. Our contractor has completed all the prep work they possibly can, but they have been forced to repeatedly reschedule the work while we await the county's final decision.
Please rest assured that if Hennepin County requires these upgrades, it will further delay our opening, but it will not cancel the 2026 pool season entirely. We are actively pushing for a swift resolution, as we know how vital this amenity is to our community’s summer routine. We do not yet have a definitive timeline from Hennepin County, but we promise to provide transparent, immediate updates as soon as we receive their verdict. Thank you for your continued patience and understanding as we navigate these unexpected compliance challenges to ensure a safe, long-lasting pool for our community.
