General Construction Information
Daily Work Hours: Contractors will be on-site and operating heavy machinery from 7am to 6pm. This is a multi-layered project involving different specialized contractors. As one contractor completes their scope of work, there may be several days—or over a week—of visible downtime before the next contractor begins the next phase.
Safety First: For your safety, please avoid walking through the designated active work zones. Please avoid common area sidewalks in the work zones.
Vehicle Access & Property Navigation
The driveways through Regency Parc remain open.
Please drive with extreme caution when entering or exiting the property near Buildings 10, 11, 13, and 14, as contractor vehicles, heavy machinery, and workers will be actively moving through these areas.
Parking Closures
Building #11 Staging Area: Parking spaces bordering Building #11 (between units #6543 and #6553) are completely closed for the duration of the project to serve as the contractor staging area for equipment and supplies. The sidewalk along this parking area is also scheduled for repair.
Office & Shed Parking: Several parking spaces in immediate proximity to the community shed and the office building (Unit #6542) are closed to accommodate construction access.
Alternative Parking: Please utilize parking in non-active areas of the property; there is sufficient alternative parking available on-site.
Garage Access (Buildings #13 & #14 only)
Residents in Buildings #13 and #14 (particularly the south end) will experience short, intermittent delays accessing their garages while contractors are actively working between the buildings.
Full, unrestricted garage access between these two buildings will be restored daily after 6pm when contractors finish for the day.
Tip: If you have time-sensitive commitments during the day and need delay-free access, we highly recommend moving your vehicle to an alternative parking space outside the construction zone.
As part of our multi-year property improvement plan introduced at last year’s Annual Homeowner Meeting, the Board of Directors is announcing an upcoming multi-week construction project. We understand that construction can bring temporary inconveniences, and we greatly appreciate your patience as we work to improve our community.
Below is an overview of the project, the expected timeline, and how it will impact you and community services.
Start Date & Duration: Construction begins Wednesday, July 22nd and will run through August. Because this project involves multiple contractors and vendors, along with multiple scopes of work, it is difficult to provide exact schedules and completion dates.
Work Hours: Contractors will be on-site working from 7:00 AM to 6:00 PM. This is a multi-layered project involving different specialized contractors. As one contractor completes their scope of work, there may be several days—or over a week—of visible downtime before the next contractor begins the next phase.
General Scope of Work: The project involves several essential property upgrades, including retaining wall replacements, common area sidewalk repairs and replacements, drainage improvements, masonry repairs at the community shed, fence and gate replacements, and landscaping rejuvenation.
Primary Impact Zones: While all residents will notice contractor activity, the physical work, impacts and temporary inconveniences are highly localized around the following buildings and units on the south side of the community:
Units #6530 to #6540 (Building 10)
Units #6543 to #6553 (Building 11)
Units #6561 to #6571 (Building 13)
Units #6566 to #6576 (Building 14)
This will include the common area sidewalks in these areas. If you do not live in any of these buildings or units, there will be no impact on parking, garage or general unit access. There will be free flow of access between driveways and City West Parkway.
Homeowners in these specific buildings & units will receive a separate, detailed communication regarding localized parking changes, garage, common area access and specific impacts to their units.
Lawn Care: Our lawn care and irrigation vendor, Southview Design, will maintain mowing and spraying services during the construction period. However, select areas may be skipped over if a contractor is working in or near that area at the time of service.
Irrigation Shut-off: The irrigation system will be temporarily turned off during the project. This shut-off will occur prior to construction, during the week of July 13th. This is necessary because some irrigation lines run directly parallel to the common area sidewalks under construction, and ensuring water does not disrupt the work zones is critical. We don’t have the ability to shut off only select sections of the system around the property. Southview Design will also use this time to conduct small repairs on our irrigation system to complement the work within the construction zones.
Waste Collection: There will be no interruption to trash, recycling, organics, or yard waste collection for homeowners during the project, including those within the construction zones. There may be delayed access to the organics and yard waste containers in the community shed when the contractor is working on the structure.
Mail & Deliveries: Delivery services such as Amazon, FedEx, UPS and USPS will not be interrupted during the construction project.
To ensure you have the most up-to-date information, the Regency Parc Homeowners Website will serve as our central hub for real-time information. Because the construction zone is completely outdoors, the schedule is subject to delays from inclement weather, as well as delays from other jobs the contractors are working on elsewhere.
We will be posting general project information, including maps of the construction zones, and regular updates on the "Important Bulletins" page. It is the same location used for the Asphalt Resurfacing Project. This will be the only direct email communication we share with the entire community unless there is a major change. Moving forward any additional communications will be directly with those homeowners impacted in the buildings & units mentioned above.

Thursday, August 27th Update:
We are pleased to share a progress update on our ongoing construction project! Thanks to favorable weather, the project is ON SCHEDULE to finish early next week!
Here is a breakdown of what has been completed, what is underway now, and what’s coming next.
Completed:
Drainage lines outside buildings #10 and #13
Retaining walls outside building #10 and alongside the southeast drainage pond between buildings #13 & #14
Fence/gate replacement betwen buildings #13 & #14 bordering the new retaining wall alongside the southeast side drainage pond
Landscaping and seeding of construction areas
In-Progress:
The concrete contractor will be finished with the new sidewalks and patio section replacement & repairs outside buildings #10 and #13 on Friday August, 28th, weather permitting. With concrete poured on Thursday, the contractor recommends staying off the new concrete pour for at least 48 hours to allow for curing. We have posted signage alerting homeowners these sidewalks are temporarily closed.
The community shed repairs will take place on Monday, August 31st and Tuesday September 1st. The contractor will be repairing the bottom layer of the brick foundation and replacing the sidewalks which border the community shed. These repairs & replacements will necessitate the closure of two parking spots next to the community shed and the closure of a small section of the sidewalk leading from building #10 to the office building & pool area near the community shed. Signage will be posted to alert homeowners and office customers.
Yet to come:
Our irrigation vendor, Southview Design will be returning after the contractors are complete to inspect and repair the irrigation system that borders all of the construction areas for this project, along with the asphalt resurfacing project from June. Once the inspection and repairs are completed, we will be turning the irrigation system back on for the fall season. Since Southview Design also serves as our lawn care vendor, they will be repairing and reseeding any grass areas remaining in the construction areas we haven't serviced already.

Friday, August 14th Update:
We are pleased to share a progress update on our ongoing construction project! Thanks to favorable weather, our drainage and retaining wall contractor has completed their planned three-week window early. (the weeks of July 27th, August 3rd, and August 10th). There will be a short period of downtime before the remaining contractors arrive to complete the project.
Here is a breakdown of what has been completed, what is underway now, and what’s coming next.
Building #10 (Units #6530 to #6540) – Drainage, Walls & Landscaping Complete
Contractor has successfully finished the new retaining walls outside of Building #10.
Underground drainage lines have been successfully routed from the downspouts in each patio unit, through the new walls, and down to the nearest catch basins.
A new French drain was installed on the west side of the pool area and office building to help drain excess water from the front of Building #10.
New plantings, underground landscaping fabric and mulch have been laid down; grass seed has been spread across impacted construction areas.
Basic prep work for the returning concrete contractor (identifying underground drainage and irrigation lines) has been completed.
Building #13 (Units #6561 to #6571) – Drainage & Retaining Wall Complete
Underground drainage lines have been successfully routed from the downspouts in each patio unit down to the nearest catch basins and routed into new drainage lines leading down the hillside emptying to the street level below.
The new retaining wall between Buildings #13 and #14 bordering the southeast drainage pond is complete.
Grass seed has been spread across the impacted construction areas; large rock has deen laid below the new retaining wall to reduce erosion impact.
Community Shed: We have temporarily reopened the parking spaces next to the community shed by Building #10.
Building #11 Staging Area: We have temporarily reopened the parking spaces alongside Building #11.
Please note: Once the concrete contractor returns on August 24th, they will need BOTH of these areas blocked off again to repair the community shed foundation, and repair the sidewalks bordering these parking spaces.
Concrete Work: Returns the Week of August 24th The concrete contractor will return to prep and pour the new sidewalk and patio sections, as well as repair other concrete sections using the "concrete raising" method. This work will take the entire week of August 24th and may transition into the early part of the week of August 31st, weather permitting.
Fence/Gate Replacement: Scheduled for Tuesday, August 25th Our fencing contractor will be installing the new fence and winter snow removal gates above the new retaining wall between buildings #13 & #14 bordering the southeast drainage pond on Tuesday, August 25th. Weather permitting, they should only need one day to complete the installation.
Irrigation Repairs Our lawn care and irrigation vendor has been on-site weekly and is in regular contact with the contractors and the board. Once the concrete contractor finishes their work, the irrigation team will inspect and repair the irrigation lines and sprinkler heads across all construction zones. Once the system is clear, it will be turned back on for the season.
IMPORTANT ACTION REQUIRED:
Continue to keep the patio construction zones for concrete work clear from patio furniture, grills, plantings and other accessories until all work is completed.
Once new concrete sidewalks and patio areas are poured, all residents must stay off the fresh concrete for at least 48 hours if possible to allow it to properly cure. Please watch for signage posted in these areas.
For freshly poured concrete in patio areas, any accidental damage caused by the homeowner will be your responsibility to repair and pay for.
Note: Concrete sections repaired through the "concrete raising" method can be accessed safely within a few hours after the work is completed.
