September 30th Update:
The office siding project is complete.
As part of our continued efforts to maintain and improve our property, our final construction project for 2026 recently completed. This project brought essential upgrades to the office building exterior including 1) replacing wood siding that exhausted its useful life and risked water penetration to interior elements and 2) replaced the rubber membrane on the roof the of the building's front awning, along with upgrading it's gutter & drainage solution.
September 10th Update:
Announcement: Office Building Siding Project
Regency Parc Homeowners and Residents,
As part of our continued efforts to maintain and improve our property, the Board of Directors is announcing our final construction project for 2026. We understand that construction can bring temporary inconveniences, and we greatly appreciate your patience as we work to improve our community. Below is an overview of the project, the expected timeline, and how it will impact you and community services.
Project Overview & Timeline
Start Date & Duration: Construction begins the week of September 14th and will run through the end of the week, weather permitting. This is a one-week project involving a single contractor.
Work Hours: The contractor will be on-site working daily from 7:00 AM to 6:00 PM.
General Scope of Work: The project involves removing and replacing wood siding around the entire office building, primarily on the east and south sides, with limited replacement on the north and west sides of the building. The current wood siding has surpassed its useful life span and requires replacement. Wood siding below the windows will be replaced with a durable, weather-resistant composite product that retains the existing look and feel. The front awning and its roof will be repaired to improve rain run-off and drainage, and the fascia will be replaced with a durable composite.
Primary Impact Zones: The construction zone and impact areas are entirely localized to the office building. No homeowner buildings will be impacted.
Vehicle Access, Parking & Safety
Parking Closures: There are no parking closure impacts for homeowners. A limited number of parking spaces directly in front of the office building are completely closed for the duration of the project to serve as the contractor staging area for a dumpster, equipment, and supplies.
Alternative Parking: If any alternative parking is required, please utilize parking in non-active areas of the property; there is sufficient alternative parking on-site to accommodate the closures. The contractor will use several parking spaces for their vehicles during work hours but will not need overnight parking.
Driveway & Garage Access: Driveways through Regency Parc remain open, and there is no impact to homeowner garage access.
Safety & Navigation: Please drive with extreme caution when entering or exiting the property near the office building, as contractor vehicles, workers, and materials will be actively moving through these areas. For your safety, avoid walking through designated active work zones. Common area sidewalks near the office building may experience closures, and access will be limited at select times.
Impacts on Community Services
Pool: Per an announcement distributed to the community last week, the pool will be closing for the season at the end of the day Sunday, September 13th. As a result the pool will already be closed as construction begins.
Waste Collection: There will be no interruption to trash, recycling, organics, or yard waste collection for homeowners during the project.
Delivery Services: There will be no interruption to delivery services throughout the community during the project.
Lawn Care: Our lawn care vendor, Southview Design, will maintain mowing services during construction. Select areas may be skipped over if the contractor is working in or near the area at the time of service.
Where to Find Information & Real-Time Updates To ensure you have the most up-to-date information, the Regency Parc Homeowners Website will serve as our central hub for real-time information. Because the construction zone is completely outdoors, the schedule is subject to delays from inclement weather or construction delays from other jobs.
Signage will be posted in front of the office building for parking, sidewalk, and alternative building entry impacts. A QR code will be available on all signage directing you to general project information. We will post general project information, including maps of the construction zones and regular weather adjustments, on the website.
Thank you again for your cooperation and understanding as we work to keep Regency Parc a beautiful and well-maintained place to live.
Sincerely, Regency Parc Condominium Association Board of Directors
